
Telluride market headlines can show dramatic percentage changes because the number of transactions is often small. In August 2026, Redfin's recent Telluride summary reported two homes sold. Through August, the county association report recorded 16 single-family sales and eight townhouse or condo sales across all of San Miguel County.
Those are real observations. They simply require more context than a percentage alone can provide.
A median is the middle value after sales are ordered by price. When there are only a few sales, adding one very expensive or more attainable property can shift which transaction sits in the middle. The result may describe a change in the mix of properties sold rather than a change in comparable-property values.
County townhouse and condo sales rose from seven to eight through August, reported as a 14.3% increase. That percentage is mathematically correct, but the underlying change was one sale. The single-family count fell from 25 to 16, a decline of nine sales and 36.0%.
Always show the counts beside the percentage. Without them, readers cannot judge the stability of the comparison.
A single month can be especially noisy. Year-to-date or rolling periods usually include more observations, but they can still mix seasons and property types. A three-month period should be compared with the same three months a year earlier, not with a full year or a monthly snapshot.
Ask whether the sales had similar location, property type, size, condition and use rights. A shift from condos to detached homes can raise an overall median even if both segments are flat. A repeat-sales or modeled value index can reduce some mix effects, but it answers a different question.
State the source, geography, period, property type and sample size. Preserve missing values. Avoid claims about causation, luxury demand, neighborhood performance or investment returns unless the source directly supports them.
